Rich, it's also probably a good idea to make sure the lender who preapproves you uses local appraisers and has underwriters on the premises. We're having lots of problems with some of the big banks who've provided great service until recently.

AMEN! I've found it difficult lately, to find quality mortgage professionals. I only have one guy left that I have used in the past, whom I fully trust to do a good job. =/
